Six factors that affect your quote
Friable materials (pipe insulation, vermiculite) require more containment and PPE than non-friable (floor tile, siding). This is the single largest driver of per-square-foot cost.
Larger jobs have lower per-unit costs due to fixed setup overhead. A 200 sq ft floor tile job costs more per square foot than a 1,000 sq ft job.
Crawl spaces, tight attics, and multi-story work add time and complexity. Basement floor tile in an open space is the most straightforward job.
Black cutback mastic under floor tile is often asbestos-containing and must be addressed separately. It adds $3–$8/sq ft to a floor tile job.
Required for all regulated abatement projects in Michigan since April 2025. We pass this through transparently as a line item. It is not negotiable.
Required for all abatement projects. Performed by an independent industrial hygienist after work is complete. Typically $300–$600 depending on project size.
